Who can list with Mytinyasia.com?

 


Our website is free for Renters or Sellers to list their home for-sale-by owner or for-rent-by-owner. We also allow real estate agents, agencies, builders/developers of condo, complexes and subdivisions to put a free listing on the site.

 

How to upload your property?

 

You type in the information on the property you’re renting or selling, such as size of the property (approx. square meters) which normally excludes the garage, patios, decks and basements. Type in the property location, provinces and areas, number of bedrooms, bathrooms, slight property description and other info.You describe all property features and communal features by ticking the nessecary boxes. You can choose property location using Google Maps. You can then upload free photos and video if available. You can also purchase a "featured listing" where your property will be displayed on the main page.

 

How to edit uploaded property?

 

Please log in with your username and password. On the upper left corner click My Profile and from there Go to My Properties. Then you will see list of your uploaded properties and you can change the clicking Edit button next to your property.

 

How to set rental prices?

 

When uploading your property, on the Step 2 Enter Property Detail, after choosing Property for „rent“, click „Add prices below“. There you can set prices for different time periods, for example: „High season“, „Low season“ etc.

 

How to set rentals availability?

 

When uploading your property, on the Step 2 Enter Property Detail, after choosing Property for „rent“, click „Add prices below“. There you can set prices for different time periods and „set availability“. You can set property for „Available, Booked, Occupied or left it Unknown (its not recommended, because then your potential clients can´t get full information)“. You can always edit your availability information under My Profile.

So how do we make money?

 

We sell advertising on the website and run Google Ads. Just like Facebook.com and Myspace.com are free, so are we! And you can upgrade your listing to a featured listing and be higher in our search engine by paying a small fee which will result in many more buyers seeing your property for sale.

 

How much I have to pay for upgrading to a featured listing?

 

Main page featured listing will cost you 10000 baht a month. You can pay by PayPal, Wire transfer or by cash. Please contact us owner@mytinyasia.com

 

Best practice to sell your property

Price it right. Don’t be ridiculous. Times have changed, all prices have dropped and there are a ton of properties on the market listed for sale. If you really want to net 7 million baht, consider listing it for 6,9 million baht. For Buyers, remember,the listed price is an asking price. A good tactic for Buyers when making an offer (handwritten is fine), is to list for the seller the money you’ll have to invest to make the house what you want. For example give the seller a list like this:

New landscaping: 90000 baht

New appliances: 110000 baht

New bathroom tile: 18000 baht

Change the roof: 180000 baht

New lighting fixtures/kichen: 25000 baht

Etc.

This gives you more credibility as a Buyer and shows that you’re serious. You can also buy a sign from us that shows your house is for sale by owner and is listed on our website. Running some small display ads in your local newspaper is also recommended. Remember, a 6% commission on a typical 7 millon baht house is 420000 baht and that’s a lot of money to save by selling your house without a real estate broker!
